Technical Advice Note (TAN) 15 Quick Reference Guide

Supporting you in understanding the principles of development set out in TAN 15

The recent release of the update to TAN15 (Development, Flooding and Coastal Erosion) introduced a new risk-based, plan-led approach to development and flood risk in Wales.

Whether, and how, development in flood risk areas can progress is established by several key factors, including:

  1. The risk of flooding (ie. Flood Zone)
  2. Whether an area benefits from formal flood defences
  3. The vulnerability of development
  4. Whether sites are located on areas of previously developed land
  5. Whether sites are allocated within, or align with, Local Development Plans

To help understand these requirements, JBA have developed the TAN15 Quick Reference Guide. This is a simple decision tree to guide landowners, developers and planners to the relevant TAN15 policies setting out the principles for development in flood risk areas.
