Technical Advice Note (TAN) 15 Quick Reference Guide
Supporting you in understanding the principles of development set out in TAN 15
The recent release of the update to TAN15 (Development, Flooding and Coastal Erosion) introduced a new risk-based, plan-led approach to development and flood risk in Wales.
Whether, and how, development in flood risk areas can progress is established by several key factors, including:
- The risk of flooding (ie. Flood Zone)
- Whether an area benefits from formal flood defences
- The vulnerability of development
- Whether sites are located on areas of previously developed land
- Whether sites are allocated within, or align with, Local Development Plans
To help understand these requirements, JBA have developed the TAN15 Quick Reference Guide. This is a simple decision tree to guide landowners, developers and planners to the relevant TAN15 policies setting out the principles for development in flood risk areas.
“Understanding development and flood risk policy can be a minefield. The Quick Reference Guide was developed and refined by the JBA team in the days following the release of the new TAN15 to improve our understanding of the policy. However, we quickly realised that many were in the same boat and that a visual guide to the TAN would facilitate a range of discussions. We are therefore delighted to be sharing this guide for all to use and would welcome feedback on its use and interpretation.”
